What is your approach to client service?
My vision is to change the standard of excellence in residential real estate. I have helped more than 1,500 families buy or sell a home, so I know exactly where the landmines exist. Being a spectacular professional means being able to anticipate needs and identify issues before they become problematic. We follow a very specific 47-item checklist with each client to ensure that all details are addressed thoroughly.
What market trends are you seeing in terms of inventory and pricing?
The unintended consequence of the low interest rates has been a stagnation of new listing inventory. Most homeowners locked into a 2.5% - 3.5% interest rate, and they do not want to trade into a 6.5% - 7.5% interest rate. A superficial review always talks about the consequences to the buyer, but the real casualty has been new inventory. I am not sure anyone forecasted the permanence of homeowners due to the low interest rate environment. Therefore, we are seeing the presentation of motivated sellers and buyers as defined by a NEED to sell or buy. The crazed environment of an incentive-laden market is gone. Pricing is holding very firm due to demand exceeding supply.
I’m on the fence about selling my home. What advice can you offer that will help me with the decision-making process?
I would want to discuss why you’re on the fence. The best time to sell your home is when you’re ready. If you need to move, you should meet with a professional to construct a plan. I always listen for when the move needs to occur. The absence of a date is the absence of motivation.
